Sino-American Plaza will be located in Hunan New Region in Shenyang

US-China Foundation has applied for and obtained ‘ Sino-American Plaza ’ trademark from Trade Office of The State Administration for Industry & Commerce of China . USCF has exclusively held the ownership of “ Sino-American Plaza ’ trademark since June 9, 2010.

Being original, creating the history

Background

On April 6, 2010, the State Council of China, Development and Reform Commission of China officially approved Shenyang Economic Region as national pilot area for the reform in the new industrialization, symbolizing Shenyang Economic Region is the eighth national pilot region for the reform approved by the State Council of China following Pudong in Shanghai, Tianjing, Chengdu, Chongqing, Wuhan, ChangZhuTan City group and Shenzhen, etc.

Shenyang Economic Region includes 8 cities: Shenyang Liaoyang, Anshan , Benxi , Fusun, Tieling, Yingkou, and Fuxin , covering the area of 75000 square km, with a population of 23.59 million and the GDP of RMB 998.47 billion in the region in 2009. There are the largest airport, national open port, and intercity railway network in the region in northeast China , which are well-known and most influential populated industrialized cities in China and abroad.

Obviously, as the capital city in Liaoning province in northeast China , Shenyang city is the most important core city in this economic region, this project is located in the core region of the Hunan in Shenyang City : facing Olympics Center . Therefore, The Sino-America Plaza in Shenyang is the core of the core of Shenyang Economic Region (as important as Lujiazhui of Pudong in Shanghai ). So if Hunnan Zone is like a new crown set in the Shenyang Economic Region, the Sino-America Plaza is like a shining pearl set in this crown.

This project is greatly supported by Mr. Chen Zhenggao, the former mayor of Shenyang City , and now Governor of Liaoning Province. And on March 21, 2004, then mayor of Shenyang , Mr. Chen Zhenggao, attended the signing ceremony of this project

Li Keqiang, The Vice-Premier of China’s State Council and former secretary of CPC in Liaoning Province , was the architect of “Shenyang Economic Region”. On April 16, 2010, Li Keqiang visited Hunan and gave constructive suggestions on the establishment of “Great Hunnan” and the development of Shenyang economic region.

So, we can see the special position and significance of this project in the establishment of Hunnan New Zone and the development of Shenyang economic region.

This project is located at the southern bank of Hun River , the mother river of Shenyang , with Shenyang Olympic Sports Centre (known as the Crystal Crown of Shenyang ) nearby, thus is very convenient. “ Sino-American Plaza ” stands out as the first high-quality financial service center for institutions in China and US, the first building named with the names of the two most influential countries in the world, not only in Liaoning Province or northeastern China , but also in whole China . Representing the new style of architecture in the 21st Century, It will develop into an unique and influential landmark building in northeastern China as an international financial center, showing the glamour of Shenyang as the financial and commercial center of the entire northeastern Asia.

Real Estate Project with Clear Property Ownership and Rare Business Opportunity

The Present Status of the Project

The First Phase of This Project: high-rise apartment buildings, with 100,000 square meters, which had been put into use.

Sino-America Plaza consists of the second phase and the third phase of this project.

The Second Phase of This Project: Two 5A –grade, 26-storey office building having two wings, with 60,000 square meters, and its height of 114m , and the work on constructing its structure has been completed.

The Third Phase of This Project: 6-star, 30-storey hotel with a number of luxury apartment suites, with 54,000 square meters, its height of 114m with 480 guest rooms.

Among that, the commercial property which is from the 1st floor to the 3rd floor of the second and the third phase of this project is 20,000 square meters, and the two-storey underground garage with 16,000 square meters, has about 800 parking spaces.

The present status of the office building: the work on constructing its structure is completed; the work on the office building’s auxiliary facilities will be scheduled to be completed on June 30, 2011; the work on the internal decoration and the exterior cladding of the office building will be scheduled to be completed on June 30, 2012. The office building will be scheduled to be put to the public use on October 6, 2012.

The present status of the hotel building: its structure has been constructed to the 27th floor above ground level. The work on constructing its whole structure will be scheduled to be completed on October 15, 2010; the work on the hotel building’s auxiliary facilities will be scheduled to be completed on June 30, 2011; the work on the internal decoration and the exterior cladding of the hotel building will be scheduled to be completed on June 30, 2012. The hotel will be scheduled to be put to the public use on October 6, 2012.

The whole complex will also be scheduled to be put to the public use on October 6, 2012.

Until now, RMB200 million has been invested into the above second and third phases of this project.

The developer has no liability, no bank loan on this project, but has five certificates needed to develop and build this project.

Considerable Return and Great Potential in Value

At a conservative estimate, after three years from now, the average sales price of the Sino-American Plaza will increase from RMB 12000-15000/square meter to RMB 24000-30000/square meter.

According to Shenyang municipal government policy about this Sino-America Plaza, every occupant in this plaza is entitled to have (a) a bonus given by Shenyang government, which is equivalent to annul return of 4% for 3 years up to a total return of 12%; (b) 3-year exempt from income tax; (c) 50% reduction in business tax for three years.

The value of commercial property in Shenyang will increase up to 100% within two years according to the current trend in Shenyang ’s commercial real estate market; and the value of the commercial property in Shenyang has already increased 17% from Jan to past April this year although the central government has recently curbed the real estate market in China .
